What it is

Testing requirements are often driven by the specific materials being disturbed rather than assumptions about age. Buildings frequently contain materials from multiple renovation periods, and even where visible finishes appear newer, older materials may remain concealed beneath flooring, walls, ceilings, roofing systems, or other building components. Professional evaluation helps identify potential concerns before renovation or demolition activities begin.

Where it's found

Any structure where renovation will disturb flooring, walls, ceilings, plaster, insulation, mechanical systems, roofing, siding, or exterior trim. Older homes and commercial buildings throughout Massachusetts most commonly require pre-renovation testing.

When and why

Pre-1980 construction is the most frequently tested, but post-1980 buildings can also contain asbestos in floor tile, gaskets, fireproofing, and certain manufactured products. Additions and remodeling projects frequently contain a mixture of materials from different eras.

How it's tested

A pre-renovation inspection identifies every material to be disturbed by the planned work, classifies them into homogeneous areas, and collects representative bulk samples for PLM analysis.
